Tucson, January 9, 2025: Milagro on Oracle, a new affordable housing complex located at 2445 N. Oracle Rd. in Tucson, has officially opened its doors, providing 63 residences for seniors aged 55 and older. This development is a significant step in addressing the city’s housing crisis, offering much-needed accommodations for low-income seniors and individuals experiencing homelessness.
The project is a redevelopment of the former No-Tel Motel property, transforming it into a vibrant community space. Nineteen of the units are specifically reserved for individuals who have recently experienced homelessness, underscoring the city’s commitment to supporting its most vulnerable residents. [1]
Milagro on Oracle is the first Low-Income Housing Tax Credit (LIHTC) project in Tucson in the past decade, marking a milestone in the city’s efforts to increase affordable housing options. The complex offers studio, one-bedroom, and two-bedroom apartments, with rents calculated at 30% of the resident’s annual income, ensuring affordability. Amenities include a fitness center, community room, picnic area, walking trail, on-site laundry, and free Wi-Fi, fostering a supportive and connected community environment. [2]
The development was made possible through a collaboration between the City of Tucson’s Housing and Community Development department and El Pueblo Housing Development, a local nonprofit. The project not only provides housing but also contributed to the local economy by creating over 700 jobs during its 18-month construction period. [3]
Tucson Mayor Regina Romero highlighted the dual achievement of preserving the historic character of the area while addressing critical housing needs. The preservation of the historic No-Tel Motel and Don Motel structures adds unique character to the development, blending Tucson’s rich history with modern housing solutions. [3]
The rapid leasing of units at Milagro on Oracle reflects the pressing demand for affordable housing in Tucson. Within months of construction commencing, the majority of units were pre-leased, demonstrating the community’s need for such initiatives. As of early January 2025, approximately one-third of the units were still available, with applications being accepted for the remaining spots. [3]
The opening of Milagro on Oracle is part of a broader strategy to revitalize the Oracle Road and Miracle Mile areas, transforming neglected properties into valuable community assets. This development sets a precedent for future projects aimed at addressing housing shortages and supporting underserved populations in Tucson. [4, 5]
